Requirements

Affiliate broker candidates must complete sixty (60) hours of real estate education in real estate principles/fundamentals before they take the examination. Proof that the education described above has been completed will be forwarded by the school where the education was completed to PSI. You may not register for the examination until the school has provided that information to PSI [pdf]. The school will also provide you a certificate or letter of course completion that you must submit to TREC with your application for licensure. Affiliate brokers licensed after 12/31/04 must have completed the 30-hour "Course for New Affiliates" prior to their license being issued and a letter or certificate of completion of the "Course for New Affiliates" must also be submitted with the license application.

Other Requirements

Active Affiliate Brokers and Brokers must have active Errors & Ommissions insurance and be affiliated with an active Real Estate Firm

Initial Fee: $91.00

Renewal Fee: $75.00

Additional

Late Fees

Late fees begin to accrue after the license expiration date. There is a late fee of $50.00 per month up to 120 days with an increase to $100.00 per month for the remaining 121-365 days.

If a license is expired less than one year, the individual can submit a request to reinstate online at core.tn.gov. The individual will be notified by TREC to reinstate their license online at core.tn.gov and pay the reinstatement fees. If a license is expired over one year, the individual will need to a request to reapply online via core.tn.gov. An individual’s license that has been expired over one year will be required to retest/reapply. The individual will be notified by TREC when they have been registered to take both exams again. After passing exams the individual can reapply for license.

16 hours for Affilate Brokers and Brokers past their intial 3 year post broker 120 education requirement.

Licensees can check the status of their education through their CE Broker Account

Change of Address

In order to change your home address, you will need to log in or create an account at https://core.tn.gov. After you log in or create an account, you will choose the “My Licenses or Permits” tab, select your credential, then select the Change Address option. There is not a fee for a home address change.
