Requirements

To be eligible for the examination, broker candidates must have held an ACTIVE license that meets one of these criteria:

  • Twenty-four (24) months actively licensed, if licensed as an affiliate broker on or before May 12, 1988
  • Thirty-six (36) months actively licensed, if licensed as an affiliate broker after May 12, 1988
  • Twenty-four (24) months actively licensed, if the candidate has a baccalaureate degree with a major in real estate.

In addition to experience, broker candidates must have successfully completed one hundred twenty (120) classroom hours of approved real estate education, thirty (30) hours of which must be an Office or Broker Management course taken at a school approved by the Tennessee Real Estate Commission.

Broker candidates who hold a law degree whose transcript evidences successful completion of at least one 3 hour course (30 hours or more of classroom instruction) in real property and at least 60 other hours of classroom instruction in contracts and agency are eligible to have the 60 hour prelicensing course waived after approval by TREC’s Director of Education.

For candidates currently licensed as a Tennessee Affiliate Broker who are requesting to upgrade to a Broker: Must submit the completed Broker Examination Application to the Tennessee Real Estate Commission. Commission approval is necessary before the broker candidate may make an examination appointment. After completing a review of education and experience documentation, the Tennessee Real Estate Commission will inform candidates of eligibility for examination. Candidates may make an examination reservation after they have been approved by TREC.

For candidates actively licensed in another state who are requesting to become a Real Estate Broker: Must submit an out of state application, Worksheet A TREC licensing experts will review the candidates application and contact the individual directly.

Documents required for a Broker’s license:

PSI Application signed by Principal Broker-this is obtained at the testing center upon successful completion of the examination.

Each applicant who passes the examination shall submit an application for the appropriate license to the commission. If such application is not filed within six (6) months after the date of the examination passed, the applicant must retake and pass the examination in order to be eligible for a license.

Other Requirements

Active Brokers must have active Errors & Omissions insurance and be affiliated with an active Real Estate Firm.

Fees

Initial Fee: $91.00

Renewal Fee: $75.00

Late Fees

Late fees begin to accrue after the license expiration date. There is a late fee of $50.00 per month up to 120 days with an increase to $100.00 per month for the remaining 121-365 days.

If a license is expired less than one year, the individual can submit a request to reinstate online at core.tn.gov. The individual will be notified by TREC to reinstate their license online at core.tn.gov and pay the reinstatement fees. If a license is expired over one year, the individual will need to a request to reapply online via core.tn.gov. An individual’s license that has been expired over one year will be required to retest/reapply. The individual will be notified by TREC when they have been registered to take both exams again. After passing exams the individual can reapply for license.

Continuing Education: How many education hours do I need?

POST-LICENSING EDUCATION REQUIREMENT

Brokers licensed after January 1, 2001 must complete one hundred-twenty (120) additional hours of Commission approved education before the third anniversary of their broker license. Failure to comply with the post-broker education requirement will result in non-issuance of a license renewal. Brokers licensed after January 1, 2005 must complete continuing education requirements after completing the 120- hour post license requirement.

After Broker’s have completed their POST 120 education requirement, they will be required to complete 16 hours of continuing education each two-year renewal period. The required 16 hours of continuing education must contain the 6-hour CORE course and 10 elective hours. Continuing education will submit the hours directly to CE Broker for licensees.

POST 120 Hour Late Fee Accrual: Hours that are submitted past the required 3rd year will accrue a $50 late fee per month.

Licensees can check the status of their education through their CE Broker Account online at https://cebroker.com/

Change of Address

In order to change your home address, you will need to log in or create an account at https://core.tn.gov. After you log in or create an account, you will choose the “My Licenses or Permits” tab, select your credential, then select the Change Address option. There is not a fee for a home address change.
