Home Inspector

About

The Home Inspector Licensing Program was enacted April 18, 2005 to ensure that only qualified persons are licensed home inspectors, and that the licensed inspector offers Tennessee Consumers a professional, educated opinion of the condition of their homes.

It is our mission to protect the public health, safety and welfare by ensuring compliance through education, licensure and regulation.

Requirements

Applicant must submit an application and $300 initial license fee along with proof that the applicant:

  • Is at least eighteen (18) years of age
  • Has graduated from high school or earned a general education development (GED) certificate
  • Has successfully completed ninety (90) hours of a commissioner-approved training program on home inspections and the preparation of home inspection reports
  • Has passed the state-selected National Home Inspector Examination (NHIE)
  • Has General Liability insurance - must include minimum of $500,000 policy coverage, valid policy number (TBA not accepted), effective coverage dates.
  • Has Errors and Omissions (E&O) insurance. There are no minimum limits specified in the statute; you may set your own policy limits. Must include valid policy number (TBA not accepted) and effective coverage dates. Also be sure that the insurance provider notes the TN Home Inspector Licensing Program 500 James Robertson Parkway Nashville, TN 37243 as the Certificate Holder.

*Please ensure insurance is recorded on the standard ACORD form with your first and last name listed under either the Insured section OR the Description of Operations section.

Initial License Fee: $300
Renewal Fee: $200
Monthly Late Penalty: $25

Additional

Grace Period

The late renewal penalty fee is $25 for each month or fraction of a month that renewal is late. After the license expiration date, registrants have an expired-grace period of sixty (60) days.
After the grace period, the license will expire, and the registrant must reapply and fulfill all initial licensure requirements. Applicants who are reapplying must also submit proof of completion of 32 hours of Tennessee approved continuing education taken within the two years immediately preceding the date of reapplication.

Continuing Education: How do I check status of my education?

Registrants can check the status of previously submitted continuing education hours by logging into their online Core account.

My license expired – how do I reinstate?

Registrants who hold an expired license must submit the reinstatement application from their online Core account. The fee for reapplication is $300. Applicants must provide current proof of insurance in the ACORD format, proof of completion of thirty-two (32) hours of continuing education from the TN approved list completed within the two (2) years immediately preceding the date of reapplication, and proof of passage of the National Home Inspector Exam (NHIE) taken within the past five (5) years, as required. Change of Address

Reporting address changes (home, business, or mailing) is your personal responsibility. Address changes can be completed online.
