About
To become a State Certified Residential Appraiser, an applicant must file an upgrade application with the Commission and meet the minimum requirements set forth by the Appraisal Qualifications Board (AQB) of the Appraisal Foundation.
A State Certified Residential Appraiser can appraise all types of non-complex one-to-four family residential property without regard to transaction value and other types of real property having a transaction value less than $250,000. Agricultural properties, including agricultural properties with up to two (2) dwelling units, with a value up to, but not including, $1,000,000.
Requirements
A person desiring to upgrade to a state certified residential appraiser, may do so after completing at least 24 months of appraisal experience under the direct supervision of an appraiser certified with the Commission for a minimum of 36 months.
- Must have completed at least 200 hours of approved Qualifying Education
- Must have completed a minimum of 1,500 hours of acceptable experience over a minimum period of 12 months. Experience must be in conformance with USPAP
- Must have passed the AQB endorsed State Certified Residential Real Property Appraiser Examination
- Beginning May 1, 2018, upgrade applicants must also have completed minimum AQB requirements for college-level education

Change from Active to Inactive status (does not include renewal): $25

Letter of good standing: $25

Grace Period
The late renewal penalty fee is $100. After the license expiration date, registrants have an expired-grace period of twelve (12) months. After the grace period, the license will expire, and candidates must reapply for licensure by logging into their online Core account.
Continuing Education: How many education hours do I need?
28 hours of continuing education, including a current 7-hour USPAP. The list of Tennessee approved education can be found here.

Change of Address
Reporting address changes (residential, business, or mailing) is your personal responsibility. Address changes can be completed online. The business address and residential address must be physical addresses. Please remember to update phone numbers, business name, and e-mail addresses, if necessary.
